Pensacola Beach

(Population of 9,610)

Anchored at the western tip of Florida, stretching miles along the Gulf of Mexico, Pensacola Beach's mild temperature, sugar-white beaches, and crystal clear waters draw beach lovers, fishing enthusiasts and environmentalists alike.

Pensacola Beach's atmosphere ranges from lively crowds at the main beaches with lifeguards to quiet, secluded beaches bordered by wispy sea grass. No matter what the season, beachgoers can relax on the sunny, peaceful shores of the Pensacola Beach's award-winning, emerald-green coastline.
Located on Santa Rosa Island, one of the longest barrier islands in the world, Pensacola Beach has an old Florida feel with natural beaches, local hangouts, first-rate fishing and a historic fort.

Named Best East Coast Beach in 2016, visitors can access Gulf Islands National Seashore — the nation's longest stretch of protected seashore — on both sides of Pensacola Beach. The secluded national park makes an ideal spot for biking, snorkeling or kayaking.

For history buffs, Fort Pickens on Pensacola Beach offers a unique look into the military significance of Pensacola going back before the American Revolution. Designed and built to fortify Pensacola Harbor, the Fort is located on the very tip of Santa Rosa Island within the national seashore.
The Pensacola Beach Gulf Pier is one of the longest in the Gulf of Mexico at 1,470 feet, stretching beyond two sand bars. In addition to being a perfect vantage point for some of the most vivid sunsets you'll ever see, the fishing pier is the perfect place to spot an abundance of marine life – including dolphins, manatees, rays, and sharks.

The Pensacola Beach Boardwalk features open-air bars and restaurants, shops, piers and shallow water for kids along the Santa Rosa Sound. Pensacola Beach also offers an array of shopping, lodging, restaurants, beach bars and entertainment – all with minimal travel, traffic, and cost.

Pensacola Beach is an unincorporated community on Santa Rosa Island, known for its relaxed coastal lifestyle and views of the Gulf. With over 9,600 residents, this beachside town occupies only about 1,474 acres, stretching eight miles in length and a quarter mile at its widest.

The beach shares a name with the city of Pensacola, which is located nine miles away on the Florida mainland. While Pensacola serves as the county seat and Escambia’s only city, Pensacola Beach is managed separately by Escambia County and the Santa Rosa Island Authority (SRIA), which was established by the Florida legislature in 1947.

This structure ensures a balance between development and preservation, with about 60% of the land reserved for public use or services and the remaining 40% leased for residential and commercial purposes. The result is a well-maintained and welcoming community that focuses on both nature preservation and a thriving beachside culture, setting it apart from the urban appeal of nearby cities.

A brief history of Pensacola Beach

The history of Pensacola Beach dates back to the early Spanish exploration of North America. In 1559, Spanish explorer Tristan de Luna led the first attempt to settle the area, bringing 1,500 colonists to anchor in Pensacola Bay. However, within weeks, a devastating hurricane struck, forcing the colony to endure famine and conflict until it was abandoned in 1561.

Nearly two centuries later, a presidio was established on Santa Rosa Island in 1722, and in 1834, Fort Pickens was built as a coastal defense, eventually playing a key role in the Civil War. Pensacola Beach remained accessible only by boat until 1931, when new bridges and the grand opening of Pensacola Beach Casino made it a major tourist destination.

Today, as its pristine, protected shores and historical sites like the USS Oriskany — the world’s largest artificial reef — attract countless visitors, the Pensacola Beach community remains committed to preserving the area’s manmade and natural legacy.

Waterfront homes in Pensacola Beach

Waterfront homes in the community are particularly coveted for their direct access to the Gulf, as well as their stunning views. Whether a condo, townhome, or single-family home, waterfront properties allow residents to enjoy the sights and sounds of the ocean from their own living spaces. Additionally, owning a waterfront home means easy access to water-based activities like boating, kayaking, and fishing right from your backyard.

Townhomes in Pensacola Beach

Townhomes provide a spacious alternative to condos, appealing to buyers who want the feel of a single-family home but with less maintenance. These properties offer generous living spaces—some exceeding 4,300 square feet and featuring up to four bedrooms—making them ideal for buyers looking for relatively more affordable options without sacrificing comfort and convenience.

Leasehold property structure

An important factor in Pensacola Beach’s real estate market is the unique leasehold property structure. Under this set up, land is leased, rather than purchased, through the Island Authority, which oversees these transactions. This arrangement allows for long-term land leases for up to 99 years, during which lessees have the liberty to make improvements on the land, including the building of residential properties. While lessees are technically not landowners, they enjoy the full rights of homeownership regarding property use and improvements.

This set up has not impacted homeowners’ enjoyment of their beautiful Pensacola Beach properties, but it’s something potential buyers should be mindful of.
